Equitax has always had a policy to share the
knowledge—to educate and enlighten clients and the marketplace with
concepts and valuation approaches which produce results. We believe that an
innovative case is better and more quickly assimilated when presented by
more than the lone braveheart.
Workshops & Seminars:
Equitax has regularly produced seminars and conferences to educate property
owners, managers, property tax consultants, and County Appraisal District
personnel to the company’s concepts. We can also arrange individual
presentations.
Sample Positions:
We believe that shopping centers, hotels, and some other commercial
properties are businesses which have valuation components of real
estate and business enterprise that can be separated through analysis into
tangibles and intangibles to achieve lower taxes.
We believe that an office building is a
collection of tenants paying rents in stratified layers than can be defined
for value by fairly simple market analysis for any one year. The bigger the
building, the wider the range of rents, the smaller the number of tenants
paying so-called market rent, and the greater the burden on tertiary space
by credit tenants.
We believe that for specialty buildings such as banks
and contemporary drug stores, the cost approach is
inappropriate in so much as these properties are superadequate to market
standards. Applying an income approach with market rents effects more
equitable value.
We believe that a sale of a leased
commercial property is likely not market value as defined by the
tax code; since the most important considerations in the sale are the credit
and performance of the tenancy, and because fee simple
means no leases attached, one must extract these business value
components as intangible.
Whereas our commercial business is so large and complex,
we are generally unavailable to conduct residential
hearings; however, we have written a program to assist homeowners
in analyzing houses according to market comparable
assessments and sales (adjusted), a code provision written by our lawyers
and enforced through our client’s victory at the Texas Supreme Court.
